I want to express my gratitude for your willingness to assist in restoring my credit report despite the fact that you couldn't do the loan for the Hawaii home we bought because your company only does loans in California. I was pleasantly surprised by, and very appreciative of, your help with this issue.
To make this purchase, I needed to get a HELOC for the down payment. At the beginning of this year when I bought a new car, my mid-FICO score was 797. When we decided to buy the Hawaii home, you ran my credit and this score was 637. Needless to say, I was both shocked and dismayed because I had no idea how my score declined 170 points this year, and I couldn't get the HELOC with a score less than 680.
When you analyzed my credit report, you found I had 2 charge-offs-Verizon for $5,858 and a collection agency for $173, which was from Xfinity, another cell phone company. I had never done business with either of these companies, so you said you would find out how these charges occurred.
Upon your investigation, you discovered that I had been the victim of identity theft. In a matter of weeks, you were successful in getting both charge-offs removed from my credit report and rescoring it in just 1 day, increasing my mid-FICO score from 627 to 761, which easily qualified me for the HELOC. In addition, because of this higher score, I saved cover $16,000 on my loans!
Had your efforts not ended in success, I wouldn't have been able to purchase the Hawaii home. This, not only, would have been disappointing to me and my wife, but also to the realtors who would have lost their commissions, which I imagine were considerable for the $785,000 purchase.
Furthermore, if the charge-offs hadn't been removed, they would have stayed on my credit report until 2029, adversely affecting my FICO scores, hampering my ability to purchase anything on credit, and resulting in higher interest rates and costs for anything I would want to buy, that is, if the 627 mid-FICO didn't completely prevent me from buying any high ticket items. The removal of the charge-offs will definitely make a difference in my financial future.
Thank you again, Blake, for using your FICO restoring expertise to eliminate the charge-offs from my credit report even though you didn't benefit financially from my Hawaii purchase. Your generosity in this regard is greatly appreciated.

If someone told me in September of 2011 when we first me that the refinance of my home wouldn't occur until late June of 2013, I wouldn't have believed it. In fact, though, that is exactly what occurred because of circumstances beyond our control, but you kept in contact with me for almost 2 years to make sure my refinance would happen.
Not only did you successfully consolidate my 1st and 2nd into a single loan effectively saving me almost $400 monthly, and structure it with an amazingly low interest rate requiring no money out-of-pocket at the close, but you also got it finished quickly even though you took the time to appeal the original appraisal, which was too low to complete the transaction. The outcome of that appeal was truly miraculous.
Because the appraiser valued my home about $12,000 less than what was needed to achieve an 80% loan-to-value ratio, I was faced with 3 choices for completing my refinance. I either had to pay down my loan balance $9,500, do my loan with mortgage insurance for 1 to 2 years, or appeal the appraisal and hope the appraiser would increase the FMV enough so the loan could be finalized.
After we discussed these choices, and because I was neither in favor of paying down the loan balance nor adding mortgage insurance to my monthly payment, I opted for the appeal. While I was skeptical that it would result in at least a $12,000 FMV increase, as were others I spoke to about it, you were not.
Over the course of the next few days you researched the San Pedro and California housing markets, crafted a very compelling argument for why my home's FMV should be increased significantly, and submitted the appeal to the appraiser. Just 2 days later, a revised appraisal was received with an FMV increase of $30,000! Needless to say, I was both shocked and elated at this outcome.
I can't say thank you enough, Blake, for taking time out of your busy schedule to do the appraisal appeal for me. I seriously doubt that any other loan officer would have done it, much less have succeeded in getting the FMV increase that you did.
You have earned my mortgage loan business for life, and I will gladly share the experiences I had with you during our, almost, 2 year odyssey together with others who are interested in refinancing or purchasing homes if they call me at 310-514-7266. Justin and I want to thank you for the hard work you did completing our mortgage loan in just 22 days from when it was submitted, resulting in the purchase of our first home. We know it was challenging from many aspects, but you persevered despite the obstacles that you encountered.
While there were times that we didn’t think the loan would be successful, you expressed confidence from the beginning and assured us that it would be. You never waivered from this mindset throughout the entire process. I recently applied for a HELOC through your company. I worked with Blake Kleckner on the application and felt strongly that I should tell you about my experience working with him.
Our loan application was fairly complicated for several reasons that would take too long to explain here. Frankly, I had pre-viously applied with Citibank and Wells Fargo, and after wasting a lot of time and effort, neither of them were able to get us approved, partially because their loan officers didn't even bother to understand our requirements, let alone how to fulfill them. I was then directed to your company, especially to Blake, by Mari Rojas at Prominent Escrow.
We had to overcome several complications related to American citizens working abroad and dealing with different regula-tions by different countries with several variables that do no fit the basic mold for most lenders. Blake's creativity and re- sourcefulness helped us overcome all of these obstacles in a very timely manner. Things were so crazy toward the end of our refi that I'm not sure I properly thanked you for all of the hard work and extra effort you put in. I'm sorry it wasn't a pleasant experience at times. It's difficult to learn and understand everything in your business so quickly. Refinancing is such a major life decision, so thank you!
What you did for us was quite remarkable. Even though the loan-to-value ratio of our home was almost 90%, you were able to reduce our interest rate by 1.625% and save us more than $700 monthly--without mortgage insurance having to be paid.
Furthermore, the appraisal appeal you wrote was brilliant. By getting our home's appraisal value increased $10,000, you saved us about $8,400 out-of-pocket, which is what we would have had to pay to reduce our loan balance so our loan could have been done at the original value.
What was truly impressive, though, was that we didn't ask you to do this. You just took it upon yourself to do it because you cared deeply about our finances, and didn't believe the original appraised value was accurate. As it turned out, thankfully, the appraiser agreed with you and increased the value. I seriously doubt that many, if any, loan officers would have taken the initiative that you did for their clients given the same circumstances.

We really appreciate the mortgage loan you recently did for our son's home purchase, with us as co-borrowers. Considering the time pressure we were all under because of the unusual circumstances surrounding this loan, completing it in 11 days was nothing short of miraculous!
In addition, because he followed your advise about how to increase his FICO score, that's exactly what happened, saving us about $1,850. Furthermore, even though the down payment was less than 20% for this jumbo conforming loan, you were able to get it done without separate mortgage insurance being paid monthly, at an extremely low interest rate, and with much less out-of-pocket at the close than originally anticipated.
It was the fourth loan we have done with you in the past 1-1/2 years, and all of them have been at excellent interest rates with very little, if anything, paid for the loan costs at the close for our refinances. Your precision in determining what the outcome will be 30 days in advance of a completed loan, is incredible! The refinance of our home is proof of that.

Thank you for the exceptional mortgage loan you did for me for the purchase of my home. Completing it in less than 30 days from when it was submitted, was certainly an accomplishment.
Also, even though I put less than 20% down, you were able to provide me with a loan that has an excellent interest rate. In addition, it doesn't require me to pay separate mortgage insurance monthly.
Furthermore, what I had to pay at the close was almost precisely what you predicted at the time you structured the loan more than 30 days before the closing, which I found quite stunning, but instead it was $1,200 less because of your ability to negotiate a larger credit with the lender on my behalf to be applied to loan cost. For this I am very thankful.
What was most impressive, though, was how you were able to present my income to the lender so that it was acceptable for qualifying purposes. Because of how my consulting services are scheduled by my employer, with some periods of unemployment that can last for several months, I know this posed a challenge for you due to the traditional manner lenders expect income to be reported. However, you were up to the challenge and successful in getting the lender to accept the way my compensation was paid.
Because this was my first mortgage loan, I felt a need to speak to other lenders about it. After doing so, it was quite apparent that the one you could do for me was far superior to theirs.
