If someone told me in September of 2011 when we first me that the refinance of my home wouldn't occur until late June of 2013, I wouldn't have believed it. In fact, though, that is exactly what occurred because of circumstances beyond our control, but you kept in contact with me for almost 2 years to make sure my refinance would happen.
Not only did you successfully consolidate my 1st and 2nd into a single loan effectively saving me almost $400 monthly, and structure it with an amazingly low interest rate requiring no money out-of-pocket at the close, but you also got it finished quickly even though you took the time to appeal the original appraisal, which was too low to complete the transaction. The outcome of that appeal was truly miraculous.
Because the appraiser valued my home about $12,000 less than what was needed to achieve an 80% loan-to-value ratio, I was faced with 3 choices for completing my refinance. I either had to pay down my loan balance $9,500, do my loan with mortgage insurance for 1 to 2 years, or appeal the appraisal and hope the appraiser would increase the FMV enough so the loan could be finalized.
After we discussed these choices, and because I was neither in favor of paying down the loan balance nor adding mortgage insurance to my monthly payment, I opted for the appeal. While I was skeptical that it would result in at least a $12,000 FMV increase, as were others I spoke to about it, you were not.
Over the course of the next few days you researched the San Pedro and California housing markets, crafted a very compelling argument for why my home's FMV should be increased significantly, and submitted the appeal to the appraiser. Just 2 days later, a revised appraisal was received with an FMV increase of $30,000! Needless to say, I was both shocked and elated at this outcome.
I can't say thank you enough, Blake, for taking time out of your busy schedule to do the appraisal appeal for me. I seriously doubt that any other loan officer would have done it, much less have succeeded in getting the FMV increase that you did.
