We want to thank you for getting the loan for us, especially considering how difficult it was. Despte the $500,000 lawsuit that was filed against the condo complex last July, you found a way to work around it so the loan could be completed.
You also found a way to get my employment history accepted, which was truly amazing! Even though I only had 2 part time jobs for 1 year each at Vons as a bakery department clerk, and at the Kuma Sushi and Seafood Buffet as a hostess, before I took a full time customer service job at an import/export company just a month prior to the loan closing, you were able to get my income accepted for loan qualifying purposes.
Your advice to us about how to increase my FICO score was exactly right. By following it, my score increased 25 points in about 5 weeks to over 740, which lowered the cost of our loan significantly.
In addition, the 12 letters of explanation you wrote for us that the lender required, all of which were accepted, explaining so many different things, were quite fabulous. How you thought up the letter convincing the lender that my Vons and Kuma jobs were similar enough to my new job so that the income from it could be used to qualify for the loan, with only 1 month on the job, Charles and I are still amazed about!

I want to thank you for the excellent mortgage loan you did for me. Even though when we began talking last year my loan couldn't be done, you followed up with me until earlier this year when it could be done, and then recommended a realtor who was able to find me a home in less than 2 weeks.
Although there were some challenges to completing my loan, you did whatever it took to overcome them, and never once doubted it would close. Because of your efforts, I was able to get a terrific loan at a great interest rate, and wound up paying abut $750 less than my down payment out-of-pocket for the transaction. Just how this was possible, I'm still wondering about.
In addition, the loan was completed in just 22 days, well ahead of the escrow close date. That was quite astounding!

All I can say is WOW! What you did for me I seriously doubt any other loan officer would have done. Not only did you complete my mortgage loan in less tha 25 days, you did it twice!
When we first began talking, I was in the midst of buying a townhouse in Claremont that was owned by a hoarder. I fully expected that by the time the loan was ready to have documents signed the home would be move-in ready. As it turned out, it was not and there was no way to determine if, and when, it would be. Consequently, that purchase had to be canceled.
Fortunately, though, at that time another townhouse in the same complex became available, I made an offer on it which was accepted, and you started the entre loan process all over again. Unlike the first one, this transaction went smoothly and closed ahead of schedule.
I really appreciate the diligence, patience, and professionalism you exhibited during this entre ordeal. I realize that you weren't compensated for your efforts during the first transaction, but you didn't indicate to me any dissatisfaction about this. Rather, you just stuck with me to a successful conclusion on the second one.

It was definitely a fortunate day for me when I found you on the Internet. At that time, my mortgage loan was underwater. I believe my home's LTV was between 110% to 120%, but because you successfully negotiated with the lender to do my loan without an appraisal being required saving me $475, there was no way to be certain.
As it turned out, it was a no points, no fees loan that was completed in less than 30 days, and you were able to lower my interest rate 1.75%, saving me $520 monthly. That was a huge relief for my wife and I!

Tom and I would like to thank you for the excellent work you did securing a new mortgage loan for us. Your diligence and follow-up during this, often, challenging loan transaction were greatly appreciated. Even when it appeared doubtful to us that our loan would be possible, your positive attitude during this process kept us believing that it would. As it turned out, the loan we received, and its cost, were exactly as you promised.
Had it not been for you exceptional follow-up skills, we would have wound up with a Chase loan at a 4.25% interest rate instead of the 3.375% interest rate loan you structured for us, which saved us about $300 monthly. Compared to our previous loan, the new loan you wrote for us will be saving us approximately $1,100 each month.
The fact that you first spoke with Tom back in February when we still had a sizable prepayment penalty on our previous loan that was not expiring until August I, and were not in a position to refinance at that time, and then called him again in June to renew the conversation about refinancing, made all the difference in the world to us with the loan we eventually got through you. Had you not scheduled to call Tom when you did, we would now be paying at least $300 more every month to Chase for our mortgage loan.

When we began talking In mid-April about our Interest in buying a home, we had serious doubts that It would even be possible to qualify for a loan because of certain circumstances, and what we were told by the loan officer spoken to before you. After we provided you with the information you requested over the phone, you told us that as long as everything checked out we could qualify. How you could have been that certain from just one conversation we weren't sure, but you seemed quite confident about it, and, knowing that you had recently completed a challenging loan for Jose Montano, who referred us to you, we decided to move ahead with finding a home.
Now here we are 3 months later, we bought our home, and everything you said you would do you did—and then some. You said we could qualify for the loan, and we did despite our doubts and worries. You said you would get us a low-interest rate, and you did. You said the loan would be completed in less than 30 days, and It took 25, 8 days ahead of the escrow close date. Most astonishingly, though, because our realtor couldn't get the seller to pay any of the closing costs, you said you could structure our loan and negotiate the costs with the lender so that our out-of-pocket expenditure would be minimized.
To our surprise and delight, that's exactly what happened, and In a way we never thought was possible. We only paid $378 for a loan which could have cost us about $9,200 out-of-pocket, which included our homeowners policy for the year, the money to fund our escrow account, and interest to the Lender! In addition, we didn't pay any points or fees to your mortgage company for it. There were so many other aspects of our loan too numerous to mention that you also took care of for us, which made completing It far less stressful than we imagined it would be.
Your efficiency, professionalism, and level of communication were exceptional. We are extremely grateful for everything you did to help us realize our dream of home ownership, Blake, and will definitely refer you to those we know who are planning to purchase or refinance homes. It's my pleasure to write a recommendation letter for Mr. Blake Kleckner. In my time working with him, I've been thoroughly impressed with his professionalism, responsiveness, and the depth of his mastery of negotiating home loans. I can safely say I've never had a better experience with any contractor of any kind. A bit of backstory: I have a rental property, which I was attempting to refinance in order to acquire funds so that my wife and I could make a down payment on our first home.
At the time, I was working with Wells Fargo. They told me that due to the current climate, I couldn't qualify for a cash-out refi at any rate at all. Instead, they persuaded me that I needed to get a home equity line of credit (HELOC) instead. This had substantially worse terms than I was expecting, but I took what I could get. Getting all the paperwork through with my Wells representative was a tedious nightmare: she was constantly telling me how backed up she was due to "high volume." Email replies could take up to a week. It took me almost nine months to finally finish the process with them. After finally getting the HELOC, I had what I needed to go house shopping. My brother-in-law referred me to Blake at that time. I was a bit unsure but gave Blake a shot. I was immediately impressed: he let me know about a massive landscape of loan options that were never even hinted at by the Wells rep.
When we finally found a place, I was nervous because in order to get it I had to bid way beyond what my Wells rep had told me I could afford. Blake assured me it was in fact no problem: "You're solid gold, my man!" he told me :) In the purchase of the home, we were dealing with a seller who was setting very aggressive terms: the loan had to be turned around in a mere thirty days. Throughout the whole process, Blake was dogged in assembling together an immaculate package of documentation that would prevent any chance of the loan being rejected. In near-constant phone and email contact, Blake always let me know exactly how things were going and what was needed for the next steps. Blake picked up the phone on Sundays, and holidays, it didn't matter. At some point, Blake sent me an email at 2:30 in the morning! We successfully put the loan together in time for the close of escrow, which was just twenty-eight days after the loan was submitted!
I was so pleased with how things had gone with the home purchase, I immediately asked if he could put something together for me that was better than the HELOC I received from Wells on my rental property. Not only did he tell me that I qualified for a cash-out refinance, which Wells said couldn’t be done, but the monthly payment on the refinance loan would actually be lower than the original loan! I could pull out money and still have a lower monthly payment. Overall, Blake ended up saving me $661 a month with the new refinance compared to the HELOC and the old loan, and the whole process took less than forty-five days! I've since recommended Blake to my father, who is looking to refinance his home, and to anyone else, I know who is even thinking about buying a house.

I want to thank you for freeing me from my FHA loan with its $461 monthly mortgage insurance. It sure is a relief to be out of it. My refinance being completed in less than 30 days, was nothing short of remarkable, especially considering that the transaction occurred over the Christmas and New Year holidays, with my loan closing on December 31.
I’m not sure how you were able to accomplish this, but you did. By doing so, you absolutely minimized the interest and MI that had to be paid to the FHA. Simply put, if my loan closed any day in January, even on the 2nd, I would have been required to pay $1,718 extra to the FHA for an entire month of interest and MI, as well as interest to my new lender through February 1. Saving me $1,718 by your aggressive interaction with the lender to get my loan closed on December 31, was truly the icing on the cake. Working with you was a real pleasure and education for me.
I never had a loan officer in the past take the time to answer all of my questions as thoroughly and completely as you did and explain to me many aspects of how mortgage loans work without my even asking about them. This definitely was a refreshing change from what I had experienced previously. Also, your availability day or night to provide me with any necessary information about my loan was extraordinary.
